Some of our most successful projects have been with partners and friends who share a common goal of adding value, providing outstanding housing, and growing wealth through real estate. We are always interested in partnering on projects with like-minded and financially strong partners.

As you likely know, we have over twenty years of experience buying, renovating and managing multi-family and commercial real estate assets in the San Francisco Bay Area.

Experience & Education:

  • How much experience do you have with income property investing?

  • What properties do you currently own excluding personal home?

  • Which educational resources, books, blogs, or channels related to real estate investment do you follow?

Investment Goals:

  • What is your primary objective in real estate investment?

  • Cash flow

  • Appreciation

  • Diversification

  • Retirement, family inheritance

  • Value addition

Risk Tolerance:

  • Are you an accredited investor?

  • Are you prepared and willing to tolerate a potential 10-20% decline in asset value or cash flow without facing financial strain?

  • Are you aware that many investment properties may not yield immediate cash flow until stabilized?

  • Are you the primary decision-maker in your family? Who else is involved in your investment decisions?

Borrower Strength:

  • Have you secured approval from a lender? If so, for how many units (1-4 or 5+), as they require different loan types?

  • Are you working with a reputable local lender specializing in investment property financing?

  • What is your current FICO score?

Time Horizon and Legacy:

  • What is your investment time horizon? (e.g., 3-5 years, 10-20 years)

  • Do you envision passing this asset to your heirs or exiting at a specific point in time?

Financial Resources:

  • Do you have liquid assets in excess of $150,000 available to invest within the next 30 days? Generally, this is the minimum requirement under our structure.

  • How much capital are you looking to place within the next 12 months and will this leave you with adequate reserves?

Preferred Locations:

  • Do you have any specific locations that are of specific interest to you?

  • Do you have any specific asset types or projects that are of interest to you?

Special Skills:

  • Do you have any specific skills such as construction, lending, architecture, or other special interests and or skills that may be of value or that you would like to utilize to add value?

  • Do you have other investor groups that may want to invest along with you that may be a good fit for larger projects?
