Our investment strategy prioritizes both growth and income, emphasizing a long-term approach rather than quick turnovers or market timing. Historically, we’ve achieved solid returns of 10-15% solely through cash flow, with our assets typically doubling in value every five years. Many of our properties feature a value-added aspect, meaning they’re not turn-key investments.


Potential investment partners should meet the following criteria:
Our primary focus is on residential income properties, preferably with a minimum of nine units comprising studios and one-bedroom units. Our strategy generally involves refinancing within five years returning up to 50% of the initial capital to investors.

However, while we aim to enhance rental income, we do so with sensitivity towards our residents. We understand that these properties are people’s homes, so we handle unit turnovers with care and finesse, gradually increasing rents over time.


We have been successful when focusing our acquisitions on properties within a two-mile radius of BART stations, primarily in Oakland, San Leandro, Emeryville, Alameda, Hayward, San Francisco, and other centrally located areas in the Bay Area.

Properties are held within LLCs with no more than three to five members per entity. We seek investors with a minimum commitment of $100,000 and a 5- to 10-year investment horizon. All investors are required to be accredited and maintain adequate cash reserves.
