Our investing goals are for growth and income with a long term horizon. We don’t flip properties and we don’t time the market. Generally we have been able to yield 10-15% returns on cash flow alone, with most of our assets doubling in value over a 5-year period.


Potential investment partners should meet the following criteria:

Our preferred asset class is residential income with at least 9 units consisting of studios and 1 bedroom units, and within 2 miles of Bart. We like to refinance within 5 years and return up to 50% of the original capital to investors as quickly as possible. Properties are held within LLC’s with no more than 3-4 members. We like to see a minimum of $100,000 investment and a 5-10 year time horizon. We always put our own money into each new deal.

Most of our properties have a value add component to them in that they are not turn key investments. While it is important to increase rents, we do not do this at the expense of the residents. We recognize that these are people’s homes, so we turn over units with finesse and consideration, improving the properties over time.


Our target locations are within 2 miles of Bart, generally in North Oakland, West Oakland, Uptown Oakland, San Leandro, Emeryville, Alameda, Richmond and other central Bay Area locations.

Putting together partnerships is rewarding and lucrative. Over time we have built dozens of strong mutually beneficial business relationships and friendships. All investors should be accredited, have adequate cash reserves, and not have an immediate need for cash flow as it often takes 9-16 months before distributions are realistic.
